Foundation installation for a Tuscaloosa home

Foundation installation is the part of a new Tuscaloosa house nobody admires later. We dig the excavation, set drainage so water moves away, and build the foundation, often with the house's floor slab and any concrete footings the plans call for. Most trouble starts on ground nobody checked, so that's where we start.

The price moves with the house's size, what the soil test finds, how much digging and drainage the lot needs, and whether a vapor retarder goes under the house slab to keep ground moisture out. The schedule turns on the permits, the weather and how wet the ground is. Your own figure comes from an estimate at the property.

Foundation installation choices to settle early

These choices get made before any concrete shows up, and each one changes the job.

  • Soil test on your lot — The county soil map can't tell us what's under your lot, so we want it tested first.
  • Vapor retarder — One concrete industry sheet recommends it under every indoor floor slab, though outdoor slabs generally skip it.
  • Grading and drainage — Shaping the ground so surface water runs away from the house, which swelling clay guidance calls for.
  • Building after the wet season — If testing finds clay that swells, the guidance is to build after the wet season when possible.

Questions about a new foundation

Do I need a permit for a new foundation in Tuscaloosa?

Yes, the city requires permits for all new construction, and its Building and Inspection Division handles residential ones. A lot in the Lake Tuscaloosa, Harris Lake or Lake Nicol watersheds can need extra approvals, and the Office of the City Engineer answers questions about them. We pull the permits our part needs and work from the plans those offices approve.

How do I find out if my Tuscaloosa lot is in a flood zone?

Ask the county's Floodplain Manager before the foundation is planned, since the Black Warrior River, local creeks and overloaded drains can all flood parts of the city. On a floodplain lot, the city's foundation-only permit becomes a full one after it approves an Elevation Certificate, which a licensed surveyor, engineer or architect completes once the minimum floor height is set.

Does my foundation builder need a license in Alabama?

If the work on the home costs more than $10,000, labor and materials counted together, Alabama's Home Builders Licensure Board treats whoever does it as a residential home builder. Work outside the board's jurisdiction is the one exception. It's worth asking any builder about before you sign.

Does my lot need a soil test before a new foundation?

Yes, and we want one before we plan anything. The Tuscaloosa County soil survey says its information isn't site specific and doesn't replace looking at the soil on the lot itself, so testing by people experienced in design and construction comes first. If it finds clay that swells, that changes the timing and drainage choices above.

How much does a new house foundation cost in Alabama?

A new-construction foundation pour for a typical 2,000 sq ft house in Alabama usually costs about $8,500 to $21,500 per job. That's the usual statewide price, not our quote. Your figure comes from the estimate, once I've seen the lot and we know what the soil test found.
